In our AI virtual staging test on 22 September 2026, GPT Image 2.5 was the only one of three models that furnished both empty rooms without changing them; Nano Banana 2 deleted a bedroom's sliding closet. That is the kind of change a buyer on r/zillowgonewild described driving hours to find.
The best AI virtual staging software for real estate is the one that adds furniture and changes nothing else. Among the three models we tested, GPT Image 2.5 kept the walls, windows and fixtures in both rooms; Nano Banana 2 removed a closet. Dedicated staging tools list $0.20–$2.67 per photo, human editors charge $16–$24, and on SayMaker the GPT Image 2.5 edit we tested is 40 credits, about $0.17 at our lowest credit rate. In California, AB 723 now requires a disclosure and a link to the unaltered photo.
Best AI virtual staging software for real estate: the short list
There are three kinds of virtual staging tool, and they answer different questions:
- One-click staging tools — Collov AI, Estateo, Roomagen, AI HomeDesign, Edensign, AI Virtual Stage, Pedra. Upload a room, pick a style, download in seconds. Built for agents, with furniture removal and MLS-friendly exports.
- Designer-assisted services — Apply Design (about 15 minutes, with revisions) and human editors such as Styldod ($16–$23) and BoxBrownie ($24) per photo. Slower and pricier; someone checks the result.
- General image-editing models — GPT Image 2.5, Nano Banana 2, Seedream 5 Pro, which you can run on SayMaker. No furniture catalogue, no automatic disclosure stamp, but the lowest cost per photo and full control over the instruction.
AI virtual staging test: the same empty rooms, three models
Two empty rooms, three models, the same instruction per room: add named furniture, keep the room exactly as it is, with every fixture listed by name. The two source photos were generated for this test; the staging runs used the same models and 2K output a SayMaker user gets.
What changed that should not have
The living room survived. All three models kept the bay window's three panes, the white brick fireplace, the herringbone floor and the five-blade ceiling fan in place. GPT Image 2.5 even kept the outlet under the window. It also hung art on two walls and warmed the whole colour grade — staging, strictly, but a buyer comparing photo to walkthrough would see a different light.
The bedroom did not, for one model. Nano Banana 2 produced a well-furnished bedroom in a different room: the sliding closet on the right wall is gone, the window moved to the other side, and the light switch disappeared. GPT Image 2.5 and Seedream 5 Pro kept the closet, the window with its radiator, the ceiling light and the switch.
Set Seedream's shape yourself. Nano Banana 2 and GPT Image 2.5 returned each room in its source shape: 4:3 for the living room, 3:2 for the bedroom. Seedream 5 Pro takes a fixed list of ratios, and we set 4:3 for both rooms; on the 3:2 bedroom that returned a boxier frame than the photo we gave it. Set Seedream to your photo's shape. At its default quality it also returned the smallest files, 1184×896.
Two rooms per model is a small sample: this is what happened in these runs, not a ranking of every staging tool. Check the walls, doors and windows of a staged photo before the sofa.
The instruction that keeps the room itself
List what must stay before you describe what to add: "Keep the same sliding closet doors, the same window and the white radiator under it, the same carpet, ceiling light, switch, outlet, door and camera angle. Add furniture only." Even with every fixture named, Nano Banana 2 removed the closet, so compare every result with the original.

Prices below are each tool's cheapest published per-photo rate, read on 22 September 2026. Where a tool sells credits, we divided the plan price by the photos it says the plan makes.

Stageless (stageless.ai), EasyRoom (easyroomai.com), Roomwren (roomwren.com), Bright Shot (bright-shot.com) and MeltflexAI (meltflexai.com) turn up in the same answers; we could not read a per-photo price from their pricing pages on 22 September 2026, so they are not in the table.

Human services cost $16–$24 a photo against well under a dollar for AI, and may include a person reviewing the result; confirm what review is included before buying. If you stage with AI yourself, the side-by-side check above is that review.
Is ChatGPT enough for virtual staging?
On r/RealEstatePhotography, a photographer who staged with ChatGPT for free found the output low resolution and upscaled it with Topaz before retouching. That matches our Seedream result: resolution is the first thing to check after structure.
Virtual staging disclosure: AB 723 and MLS rules
California AB 723
Three things AB 723 asks of a California listing with a staged photo: say the image was altered, link to the unaltered image, and show the unaltered image online.
AB 723, signed on 10 October 2025, adds §10140.8 to the Business and Professions Code. A licensee who uses a digitally altered image in an ad must say it was altered and include a link, URL or QR code to the unaltered image; online listings must show the unaltered image too.
What MLSs require
ARMLS has required a Disclosure of Digitally Altered Images since 28 May 2026 and says brightness, contrast, colour, cropping and sharpening do not count as alteration. Canopy MLS (Rules §1.18.1) requires disclosure for AI-enhanced and virtually staged images. By that list, our Nano Banana 2 bedroom is not a crop or a colour change: it is an altered image, and in California it would need the disclosure and the original. Rules differ between MLSs, so read your own before uploading.
Staging vs altering
Adding a sofa is staging. Removing a closet, moving a window or recolouring the floor is closer to virtual renovation, and it is what our Nano Banana 2 bedroom did without being asked. The most-discussed thread we found on r/RealEstate, "Our house got AI-ed" (181 comments), was a seller whose own landscaping was rewritten by an AI edit. Buyers on r/zillowgonewild describe driving hours to see a house that looked nothing like its photos.
How to use virtual staging on a listing photo so it passes
Start with the right source photo
Shoot level, wide and in daylight, with every fixture you want kept in frame; in our runs the models kept the fixtures they could see and named.
One room, one style, keep the architecture
Name the fixtures, stage one room per run, and reject any result where a wall, door or window changed. Check the output has the same shape as your photo; if it does not, run it again with the ratio set to match.
Put the before and after in the listing
AB 723 already asks for the unaltered image in California. Showing both also lets buyers compare the staged image with the actual room before they visit.

On the plans we read on 22 September 2026, AI virtual staging ran from about $0.20 to $2.67 per photo on dedicated tools, $10.50–$15 with a designer, and $16–$24 with human editors. A GPT Image 2.5 edit on SayMaker is 40 credits, about $0.17 at our lowest credit rate.
Is virtual staging legal?

What is the difference between virtual staging and virtual renovation?
Virtual staging adds furniture to an empty room. Virtual renovation changes the room itself — floors, walls, fixtures — and needs a clearer disclosure because the buyer will not find it on the walkthrough. An AI model can cross that line on its own, as the deleted closet in our test shows.
